Who We Are

WFHP is a finance platform. It develops real estate. That sequence is not a flourish; it is the architecture of the firm. More than 20 million square feet, nationally, and every layer of the capital stack, yet the firm operates like a capital markets business from the inside. The edge is not market timing or site selection or construction expertise, though the firm has all three. The edge is structural finance: TEFRA sequencing, 501(c)(3) governance, reimbursement rule compliance, private-use constraints, and multi-party closing coordination that most sponsors cannot execute. The complexity that deters competitors is, by design, the source of WFHP's margin.

What We Do

WFHP identifies land the market has not yet priced correctly, controls it through long escrow, option, or direct acquisition, and then does what most sponsors cannot: advances entitlements to a permit-ready milestone, independently appraised, that the tax-exempt bond market will underwrite. A 501(c)(3) borrower acquires the asset at that appraised fair market value. The bond closes. Working equity returns, not after a construction cycle or a refinancing that depends on a market that may not cooperate, but on closing day. It then moves to the next site. Each closing returns capital, reinforces issuer relationships across jurisdictions, and sharpens the execution playbooks that make the next deal faster and more certain. That is not a pipeline. That is a flywheel.
